This authentic stone house features a unique location in Šišan, a small village 3 km (2 miles) from the sea and an unspoilt beach, 7 km (4 miles) from Pula, Istria's capitol, and 3 km (2 miles) from Ližnjan and Medulin. Pula international airport is a 20 minute drive away.

The property is in a quiet location in the centre of town, accessed by a cul de sac. There are stores, cafe's and a restaurant in the immediate vicinity. Plenty of marked bicycle trails in the area invite holiday makers to explore the beautiful region. 

The house used to be the biggest and "richest" house in the village. It is detached and consists of 2 attached houses (which belong to the same owner). They offer more than 200 sqm (2150 sq ft) of buildable surface area. The existing building has 130 sqm (1400 sq ft) of buildable surface area with 402 sqm / 4325 sq ft living area on 2 floors plus a percentage of the attic space - the sides of the attic have a height of 1,7 m, the middle more than 2,5 m. The owner has done a major reconstruction of the property in 2014. This included:

  • a completely new roof, 230 sqm/2475 sq ft total, with heavy wooden beams, wool thermal insulation and 2 roof windows,
  • gutters and downspouts,
  • a new first and second floor (with heavy wooden beams and 10 cm concrete floors) in the right part of the house,
  • reconstruction of the barn into a 40 sq m stone house apartment with bedroom, living room and bathroom,
  • a new wall around the front yard and many other details.

All further work depends on how the next owner wishes to use the property. A project proposal with detail interior design plans exists, including a list of all furniture, where to buy it and how much it costs, to convert the house into holiday accommodation with pool, which could be for up to 16-20 people. This scenario would generate a very high rental income.

This property offers several options:

  • The existing stone house can be finished with 7 or more bedrooms and 4 baths.
  • The front yard can be used for parking, a terrace, garden, pool etc.
  • The existing house can also be divided into 2 (or even 3) attached houses (see illustration). Each house would have its own front yard and parking. There are already 2 separate water and 2 separate electricity connections.

As an example of possible rental income, this stone house for 12-14 people is about 2/3 the size of the property offered here. That house gets rented out during the summer months for between 240 GBP (300 Euro) - 460 GBP (575 Euro) per night or an average of around 350 GBP (435 Euro) per night and 2450 GBP (3045 Euro) per week. With at least 12 weeks as a realistic season the gross rental income of that house is around 29000 GBP (36500 Euro).
