The property is located in a small village approx. a 10 minute drive from Labin. Labin offers a beautiful old town overlooking the Adriatic Sea with restaurants, cafes, galleries, stores as well as big supermarkets on the outskirts of town.

The house was built in 2013 on a 870 sqm lot - all building land! The property is exactly on the edge of the village and the protected coastal zone which is 500 m from the shore line. No construction is allowed within that zone. Access to the property is via a public cul-de-sac which leads only to this house. Several footpaths lead from the house to the sea and to small beaches.

The property offers cooling and heating via air conditioning inverters as well as an electrical fireplace. However, since there tends to be a nice breeze coming from the hills above, temperatures tend to stay comfortable during the night even during the hotter months.

The property is categorized as a 3 star holiday house. It has been rented via a major tourism agency to tourists for 20 weeks per year (during the main holiday season) since 2014. The gross rental income is approx. 20,000 Euro per year. This could be increased by extending the holiday season (which the current owners didn't want to do) and by converting the spare living room into another bedroom. Then 6 + 2 tourists could rent the holiday house and the rental price could be raised by another 30% or so. Also, the lot is big enough (and is classified as building land) to construct another smaller house on the other side of the pool.
